Parkwood by Emaar entrance and tower in Dubai Hills Estate

Parkwood is an Emaar residential community in Dubai Hills Estate with 487 homes: one-, two- and three-bedroom apartments plus eleven large three-bedroom townhouses, with interiors by Vida. Its main draw is the setting beside Hillside Park, which brings a zen garden, a leisure zone and an energy hub to the doorstep.

Handover is estimated for Q1 2029 (final instalment at estimated 100% construction completion in January 2029). Prices are “from” prices at launch and vary by floor, view and unit.

Hillside Park: the reason to choose Parkwood

Instead of a few podium amenities, Parkwood is organised around a park with four themed zones:

  • Zen spaces: art elements, tree groves, dry fountains and cove seating.
  • Leisure zone: amphitheatre, outdoor cinema, event lawn, picnic cove and a pet park.
  • Energy hub: skate bowl, outdoor gym, jogging loop, parkour and pump track.
  • Athletic centre: sports courts, a lap pool, yoga deck and fitness rig.

This mix suits households with children, active owners and tenants who prioritise outdoor space. Families will also like that the pump track and skate bowl sit in the same park as the quieter zen areas.

Payment plan

The published plan is 10% on booking, then instalments through construction, with the last 20% due on completion:

  • Down payment 10% (Feb 2025), then 10% each in Apr 2025, Sep 2025, Feb 2026 and Jul 2026 (30% construction completion).
  • 10% in Jan 2027 (50% completion), 10% in Jun 2027 (70%) and 10% in Jan 2028 (90%).
  • Final 20% in Jan 2029 (100% completion).

Some of these dates have already passed. If you are buying a unit that was released earlier, ask the sales team exactly which instalments are already due and what you would owe at signing.

Location and drive times

Parkwood sits between Dubai Hills Golf Club and Dubai Hills Mall (about 10 minutes’ drive), bordered by Al Khail Road. Downtown Dubai and Burj Khalifa are about 15 minutes away and Dubai Marina about 20 minutes.

Inside the apartments

Interiors by Vida use earthy tones and natural textures for a calm feel, and apartments have views of Hillside Park. Ask for the digital material board to see the exact finishes.

Who is Parkwood for?

  • Families who want a park outside the door and the Dubai Hills schools, mall and golf club nearby.
  • Investors looking for a 1–2 bedroom unit in an established master community, where tenants often prefer green space.
  • Space seekers considering the 3,800+ sq ft townhouses, a rare size among new Dubai Hills launches.

Seven questions to ask before you reserve

  1. Which floor, view and orientation does this exact unit have (park, skyline or road)?
  2. Which instalments are already due, and what is the total payable at signing?
  3. What is the estimated service charge per sq ft?
  4. Is the unit on the latest price list, and what discount or fee applies if I pay early?
  5. Which escrow account holds my payments, and is the project registered with RERA?
  6. What are the DLD registration fee (4%) and other costs on top of the price?
  7. What is the contractual handover window, and what are the delay remedies?

Compare with other Dubai Hills launches

If Parkwood is on your shortlist, compare it with Vida Residences Hillside (also beside Hillside Park, from AED 1.82M), Rosehill (golf-course views, from AED 1.6M) and Hillsedge. You can also browse all Dubai Hills Estate off-plan projects and model your return in the ROI calculator.

Next step: see current prices, floor plans and the full payment schedule on the Parkwood project page, or talk to our team about availability.

This guide is general information, not financial or legal advice. Prices, availability, payment dates and handover dates come from the developer’s published fact sheets and change often: confirm everything against the current price list, the sales and purchase agreement and the official Dubai Land Department (DLD) and RERA sources before you pay a deposit.
