About Dubai Hills Estate

Dubai Hills Estate is a master community by Emaar and Meraas built around an 18-hole championship golf course, a central park and Dubai Hills Mall. Club Place is under construction with estimated handover Q4 2028. Track the construction-linked instalments against official progress, keep every payment receipt tied to the escrow account, and ask what happens if completion is delayed. Compare the current resale price with the launch price to see how the market has treated earlier buyers.

Golden Visa and residency

The UAE Golden Visa generally requires property worth at least AED 2 million. 1. Ask for the exact unit’s floor, orientation and a view study.
2. Request the current price list and a statement of instalments already due.
3. Get the estimated service charge per sq ft.
4. Confirm the escrow account and RERA project registration.
5. Budget for the 4% DLD fee and agency or admin fees on top of the price.
6. Check the contractual handover date and remedies for delay.
