About Dubai Hills Estate

Dubai Hills Estate is a master community by Emaar and Meraas built around an 18-hole championship golf course, a central park and Dubai Hills Mall. Dates are the developer’s estimates and several may already have passed. If you are buying a specific unit, ask the seller or sales team which instalments are already paid and what is still due.

Buying a completed home

Park Field is reported as complete, so you are looking at a ready home rather than a build-stage purchase. Most available units will be resales or remaining developer stock. Ask for the title deed or Oqood-to-title status, the latest service-charge statement, any outstanding payments and a recent snagging or condition report. Golden Visa and residency

The UAE Golden Visa generally requires property worth at least AED 2 million. Larger units may reach that level, but how off-plan payments count towards that has changed recently and published sources disagree, so confirm the current rule with the Dubai Land Department or ICP before relying on it. Checklist before you reserve

1. Ask for the exact unit’s floor, orientation and a view study.
2. Request the current price list and a statement of instalments already due.
3. Get the estimated service charge per sq ft.
4. Confirm the escrow account and RERA project registration.
5. Budget for the 4% DLD fee and agency or admin fees on top of the price.
6. Check the contractual handover date and remedies for delay.
